Home inspectors rarely get cold leads from Google. Your business lives inside a real estate agent's process. They order inspections for buyers, they know three inspectors already, and switching costs nothing. Your task is not to rank for 'home inspector near me'. Your task is to become the person an agent calls without thinking.

Map exactly where you fit in the agent's close process

An agent schedules an inspection days after an offer goes under contract. At that moment, the agent either opens their phone to call someone or they call the same inspector they always use. You are competing for that phone call and that habit. The real estate agent has a closing deadline. They need an inspector who shows up, finds nothing catastrophic, and sends the report fast. Speed and reliability matter more than price or brand.

Your website should answer the question an agent needs answered: can you inspect this property on this date and send the report by tomorrow. Not tomorrow morning. Tomorrow. Include your service area, inspection fee, turnaround time, and a phone number. No homepage tagline. No mission statement. Just facts.

Build a direct outreach list of agents in your market

Call the broker or office manager. Say you do inspections for their agents and you have capacity. Ask who manages inspections or scheduling. Get a name. Send that person a one-page PDF with your service area, fee, and turnaround time. Include your state license number and a link to your online scheduling tool if you have one.

Create a simple online scheduling page agents can send to buyers

Agents want to offload scheduling. If you give them a link they can text or email to a buyer, they will use it. That link should be a page on your website that asks for the property address, preferred date, buyer phone number, and time window. Not a generic scheduling system that asks for name and email. Agents are already texting the buyer. You just need the inspection details and the buyer contact.

Send the inspection confirmation and report directly to the buyer. Also send it to the agent who referred you. That second email is your follow-up.

Ask for feedback and stay visible quarterly

The agent who knows you will move you to the top of their list because you are reliable and you don't make their job harder.

Home inspectors with strong agent relationships have full schedules and rarely need to buy ads. Your website is a reference tool, not a sales tool. It answers the agent's and the buyer's immediate questions. Your business grows from consistency and from staying in touch with the brokers and agents who refer to you.
